Alternative Delivery

To harness the power of alternative delivery methods, dynamic collaboration between the owner, builder, and designers is essential. And at Lund Opsahl, this level of collaboration is so essential to the way we work that we adopted it as a core company value.

A legacy of leadership in alternative delivery

Lund Opsahl has delivered more than $5B in alternative project delivery construction value.

Founder Pete Opsahl first got involved in DBIA in YYYY. Today, we carry on his legacy, harnessing and learning from the power of design build.

Four members of our staff are DBIA-certified professionals, and our mentorship model prioritizes training the next generation in design-build best practices—working to get more team members certified every day.

PROGRESSIVE DESIGN-BUILD

Saving budget for nice-to-haves

For the University of Washington’s Kincaid Hall Renovation, Lund Opsahl conducted a thorough assessment of the existing structural system and ASCE 41 retrofit requirements. Early in design, we identified that performance goals could be met by thickening existing concrete walls, avoiding the need for new structural walls or frames. This approach eliminated extensive foundation work, aligning with the project budget and resulting in meaningful cost and schedule savings for nice-to-have items, like an MRI machine.

DESIGN-BUILD

Accelerating delivery and reducing risk

On the SeaTac Concourse D Annex, Lund Opsahl collaborated with the contractor, steel erector, and glulam manufacturer to resolve challenges fastening acoustical metal deck to parabolic glulam trusses. Through joint testing of fasteners and materials, we developed a hybrid system that balanced speed, risk, and fabrication.

GC/CM

Protecting schedule through early flexibility

For the Redmond Senior and Community Center, schedule was at severe risk due to COVID-based lead time issues for timber construction. To advance the project, we supported an early foundation permitting approach, which offered both risks and opportunities. This allowed the contractor to secure the contract and start procurement but also required that the foundation design be sufficiently developed, despite incomplete construction elements. We quickly shifted to a validation process to mitigate any lingering risks.

Our Strategies

Maintaining a High Level of Design While Achieving Schedule & Budget

We ensure quality and innovation through constant review, rapid decision-making with the right people at the table, openness to all ideas, and a proactive approach to solving team challenges—exploring novel materials and methods like prefab, palletizing, modular construction, and just-in-time delivery.

Identifying and Addressing Risks & Opportunities

We bring a sharp eye for early challenges, a deep familiarity with risk/opportunity matrices, and a commitment to active listening and engagement—backed by a quality program that includes external design reviews and thorough documentation checks from all sources.

Working with the Team as a Cohesive Unit

From day one, we foster strong, communicative relationships through team-wide brainstorming, open dialogue, real-time feedback, co-location, and early involvement of trade partners whose field insights add tremendous value.
