PROGRESSIVE DESIGN-BUILD
For the University of Washington’s Kincaid Hall Renovation, Lund Opsahl conducted a thorough assessment of the existing structural system and ASCE 41 retrofit requirements. Early in design, we identified that performance goals could be met by thickening existing concrete walls, avoiding the need for new structural walls or frames. This approach eliminated extensive foundation work, aligning with the project budget and resulting in meaningful cost and schedule savings for nice-to-have items, like an MRI machine.
DESIGN-BUILD
On the SeaTac Concourse D Annex, Lund Opsahl collaborated with the contractor, steel erector, and glulam manufacturer to resolve challenges fastening acoustical metal deck to parabolic glulam trusses. Through joint testing of fasteners and materials, we developed a hybrid system that balanced speed, risk, and fabrication.
GC/CM
For the Redmond Senior and Community Center, schedule was at severe risk due to COVID-based lead time issues for timber construction. To advance the project, we supported an early foundation permitting approach, which offered both risks and opportunities. This allowed the contractor to secure the contract and start procurement but also required that the foundation design be sufficiently developed, despite incomplete construction elements. We quickly shifted to a validation process to mitigate any lingering risks.
